Several areas of the original windows had suffered from timber decay, particularly around the frames and sills. Because much of the existing joinery remained suitable for retention, we repaired the damaged sections using traditional timber splicing together with the Repair Care epoxy system.
The work preserved the original windows while restoring strength to the affected areas and preparing the repaired joinery for final decoration.
Sash Window Repair at a Listed Building in Lincoln
Retaining original joinery is particularly important on listed and period properties. Traditional sash windows contribute to the character of the building through their proportions, mouldings, glazing arrangements and method of construction.
Localised decay does not always mean the complete window needs replacing. If the surrounding timber remains sound, damaged areas can often be removed and rebuilt while preserving most of the original frame or sash.

Assessing the Existing Timber Windows
The condition of older windows cannot always be judged from the painted surface alone. Small cracks, open joints or isolated soft areas may conceal more extensive deterioration beneath several layers of coating.
We assessed the visible damage and worked back to solid timber as the repair progressed. This allowed each affected section to be considered individually rather than assuming the complete window needed replacement.
Additional deterioration can sometimes become visible after loose coatings or decayed timber are removed. For this reason, larger restoration projects are often approached according to the time and materials actually required.
Removing Rotten and Failed Timber
The first stage involved removing timber that was decayed or no longer capable of supporting a reliable repair.
Damaged areas were cut back carefully until sound material was reached. Removing all failed timber provides a suitable base for the new splice sections and epoxy repairs.
Accurate cutting was particularly important around the sash-window frames and sills because the repaired profiles needed to retain their original shape and allow the windows to continue operating correctly.
Timber Splice Repairs
Larger damaged areas were repaired by manufacturing new timber sections to suit the existing profiles.
The failed material was removed and the new sections were jointed into the sound original timber. Once shaped and prepared, the repair followed the lines and mouldings of the surrounding window.
Timber splicing is useful where decay affects a defined part of a frame, sash or sill but the remainder of the window is still suitable for retention.
The method allows the structurally damaged area to be replaced without removing sound historic joinery unnecessarily.
Repair Care Epoxy Resin Repairs
Smaller defects and areas requiring more detailed shaping were repaired using the Repair Care epoxy system.
This specialist timber-repair material can be used to rebuild damaged corners, joints, edges and moulded sections where a full timber splice would not be the most appropriate solution.
After curing, the material was shaped and sanded to follow the original window profiles. Combining timber splices with targeted epoxy repairs allowed the method to be selected according to the size and position of each defect.
Preserving the Original Sash Windows
The aim of the project was to retain as much sound original material as possible. This is especially valuable at a listed property, where the existing joinery may form an important part of the building’s historic character.
Repairing the damaged sections meant the main windows could stay in place while the areas affected by decay were made sound.

Prepared Ready for Painting
Once the splice and epoxy repairs were complete, the repaired sections were shaped, sanded and prepared ready for painting.
A suitable coating system is essential because it protects external timber from moisture and weathering. Final decoration should cover the repaired areas, joints and surrounding timber consistently.
Ongoing inspection and maintenance are also important. Addressing small coating failures and open joints early can prevent moisture from causing more substantial decay.
Repair or Replacement for Period Windows
Every sash-window project needs an individual assessment. The best approach depends on the amount of sound timber remaining, the position of the damage and any heritage requirements affecting the property.
Repair may be appropriate where:
- The decay is confined to particular sections
- The main frame or sash remains structurally sound
- Accurate splice sections can be manufactured
- The original joinery is important to the property
- Retention is required as part of a listed-building specification
Replacement may be considered where deterioration is widespread, essential sections have failed or the existing window cannot provide a reliable basis for further repair.
