Bespoke Dormer Window Replacement on Bailgate, Lincoln
We designed, manufactured and installed this bespoke dormer window on Bailgate in Lincoln. The property is Grade II listed and sits in a busy location. The original window had failed due to moisture issues, so full replacement was required.

Listed Building Consent and Project Coordination
First, we prepared drawings and submitted the listed building application. We then worked with the conservation officer to gain approval before starting work.
The property sits on Bailgate, which is one of the busiest streets in Lincoln. Because of this, we arranged scaffolding permits with the local authority. We also worked with a local scaffolding company to access the dormer safely.
Asbestos Removal and Structural Repairs
During the project, we identified asbestos within the dormer. We arranged testing and removal through a licensed contractor.
After removal, we replaced the affected areas using a cement-based board. This followed guidance from the heritage officer and ensured the structure was safe for the new window.
Bespoke Sapele Timber Window Manufacture
We manufactured the replacement window in our workshop using Sapele hardwood. This material offers strength, stability and a traditional appearance. As a result, it suits period properties well.
The window includes two side-hung opening sashes. We set the proportions to match the original window so it sits naturally within the property.
We fitted Pilkington double glazing using clear toughened glass with argon gas and a warm edge spacer bar. This improves thermal performance while keeping a traditional look.
Installation and Finishing
We installed the window on site and checked the fit carefully. We then fitted brass stays and handles to suit the property.
We sealed all end grain before applying two coats of primer and undercoat. Finally, we applied a white top coat to protect the timber and complete the finish.
Overall, this project required coordination between trades, planning approval and safe access in a busy conservation area.
